The challenge

The proposed retirement village presented a number of civil and structural engineering challenges associated with developing a large seniors living community on an existing site.

  • Significant level changes, existing drainage infrastructure, internal road networks and multiple residential buildings, all requiring careful coordination between layout, accessibility, stormwater management and site infrastructure.
  • Creating a site that was efficient to develop yet safe, accessible and comfortable for residents, with appropriate gradients for pedestrian paths, vehicle access and internal roads.
  • Managing stormwater runoff and overland flow while protecting buildings, communal areas and pedestrian routes.
  • Integrating with surrounding infrastructure and addressing Council requirements, Australian Standards and NSW seniors housing requirements.
  • Maximising the development potential of the site while maintaining a high-quality resident environment and keeping the project commercially viable.

Our solution

Our team developed an integrated civil and structural engineering solution tailored to the specific requirements of the retirement village, with civil and structural design coordinated from the earliest stages so that building levels, access, drainage, retaining structures and external works worked together.

  • Detailed coordination of internal roads, driveways and pedestrian pathways for safe and accessible movement throughout the village.
  • Careful management of gradients and finished levels to support accessibility and ease of movement for residents.
